КЛЮЧОВІ ФАКТОРИ ВПЛИВУ НА ФОРМУВАННЯ МОДЕЛЕЙ РОЗВИТКУ МІСТА

У статті досліджено ключові фактори впливу на формування моделей розвитку міста, включаючи демографічні зміни, економічний потенціал, географічні умови та технологічний прогрес. Розглянуто, як географічне розташування міста впливає на його інфраструктурний розвиток, економічну орієнтацію та стратегії розвитку, обрані девелоперськими компаніями. Особливу увагу приділено впливу демографічних змін, таких як міграція та зростання населення, на інфраструктуру та соціальні потреби міст, а також розкрито проблему економічного потенціалу в різних географічних контекстах. Проаналізовано, як технологічний прогрес, зокрема розвиток розумних міст, трансформує міський простір, а також розглянуто роль девелоперських компаній у впровадженні інноваційних рішень в умовах змін клімату та стихійних лих. У результаті дослідження зроблено висновок, що комплексне розуміння цих факторів створює основу для сталого розвитку міських територій, спрямованого на економічне зростання та соціальну згуртованість.
